Most UK website quotes arrive as a single figure. That figure bundles between eight and fourteen distinct cost centres, each with its own market rate, renewal cycle and exit terms. A £3,500 agency quote and a £150 build are not different products — they are different bundles of the same components. The purpose of this page is to price each component separately.
Every figure below is either a published list price (labelled with a source link) or a third-party market estimate drawn from UK 2026 ranges. All prices are in GBP and exclusive of VAT unless stated. Where a business is VAT-registered, UK VAT at 20% applies to most agency retainers, hosting invoices and software subscriptions, and is recoverable only if the buyer is itself VAT-registered. A sole trader plumber is not.
The arithmetic rule: Total Cost of Ownership = Initial Build + (Monthly Fees × 12 × Years) + (Annual Hosting × Years) + (Owner Labour Hours × Opportunity Rate). Any quote that does not let you populate all four terms is not a quote — it is a headline.
1. Branding & Visual Identity
Branding is the only line item that is genuinely one-time, and it is the one most often skipped by small businesses and then half-fixed later at double the cost. It splits into four deliverables.
Published market ranges (UK, 2026)
| Deliverable | Freelancer | Small studio | Full agency |
|---|---|---|---|
| Logo only (1–2 concepts, 2 revision rounds) | £150–£600 | £500–£1,500 | £1,200–£4,000 |
| Logo + colour palette + typography system | £400–£1,200 | £1,200–£3,000 | £2,500–£7,500 |
| Full brand guidelines (PDF, 15–40 pages) | £300–£900 | £900–£2,500 | £2,000–£10,000+ |
| Stationery / social template pack | £100–£400 | £300–£800 | £700–£2,000 |
Gotcha: agency branding contracts frequently assign usage rights rather than copyright. If the contract says the agency retains source files, you cannot reprint your own logo with a different printer without paying a release fee. Insist on full IP assignment in writing.
2. Domain Name
Nominet, the registry for .uk and .co.uk, publishes wholesale pricing to registrars; the retail price you pay is that wholesale cost plus registrar margin. Expect £8–£15/year for a .co.uk and £10–£20/year for a .com at a mainstream UK registrar.
- Registration vs renewal: many registrars discount year one to £1–£5 and renew at £12–£18. Always read the renewal column, not the offer price.
- Premium domains: short, dictionary-word .co.uk domains are priced by the registry at £hundreds to £thousands per year. These are not normal registrations.
- Transfer lock: the domain should be registered in your name with your email as the registrant contact. A domain registered in an agency's name is not your asset, regardless of what the invoice says.
- Privacy / WHOIS: usually free at UK registrars for individuals.
3. SSL Certificate
Since mid-2018, Chrome and Safari mark any non-HTTPS page as Not Secure. SSL is therefore not optional, but it is also no longer expensive.
| Type | Annual cost | Who needs it |
|---|---|---|
| Domain Validated (DV) via Let's Encrypt | £0 | 99% of brochure and lead-generation sites. Auto-renews every 90 days. |
| DV via commercial CA | £30–£90/yr | Only where a host does not support Let's Encrypt automation. |
| Organisation Validated (OV) | £120–£350/yr | Regulated sectors requiring verified entity identity. |
| Extended Validation (EV) | £250–£800/yr | Largely obsolete — browsers removed the green address bar in 2019. |
| Wildcard DV | £60–£200/yr (or free via Let's Encrypt DNS-01) | Multiple subdomains. |
Audit check: if a quote lists SSL as a separate paid line item at £50–£150/year and the underlying certificate is a free Let's Encrypt certificate, you are being charged for a configuration step, not a product. That is legitimate only if it is disclosed as such.
4. Professional Email Inboxes
This is the most under-budgeted recurring line item in UK small business web projects. Hosting-bundled email (cPanel/Plesk mail) is free but routinely suffers deliverability problems with Gmail and Microsoft recipients. Paid mailboxes are priced per user, per month.
| Provider / plan | Per user / month (ex-VAT) | 5 users / year |
|---|---|---|
| Zoho Mail Lite | ~£1.00 | ~£60 |
| Zoho Mail Premium | ~£3.00 | ~£180 |
| Microsoft 365 Business Basic | ~£4.60 | ~£276 |
| Google Workspace Business Starter | ~£5.20 (annual commitment) | ~£312 |
| Microsoft 365 Business Standard | ~£10.30 | ~£618 |
| Google Workspace Business Standard | ~£10.40 | ~£624 |
Prices above are published list prices from each vendor's UK pricing page and change periodically — verify at point of purchase. Add 20% VAT. Note that Google and Microsoft bill per mailbox: a five-person trades firm on Workspace Starter is committing roughly £312/year indefinitely. Over a five-year horizon that single line item is £1,560 — more than most small business builds.
5. Design & Build Fees — Priced Per Page
UK design fees are most usefully quoted per page, because per-page pricing exposes the actual labour input. A page is typically 3–8 hours of design and build work for a competent freelancer, and 8–20 hours for a custom-designed page with bespoke sections.
| Build tier | Per page | Typical 5-page total | Typical 10-page total |
|---|---|---|---|
| Template / DIY theme | £0–£100 | £0–£500 | £0–£1,000 |
| Freelancer, semi-custom | £150–£350 | £750–£1,750 | £1,500–£3,500 |
| Agency, custom design | £400–£900 | £2,000–£4,500 | £4,000–£9,000 |
| Bespoke UI/UX, research-led | £1,000–£2,500 | £5,000–£12,500 | £10,000–£25,000 |
One-time fee versus subscription model
Both models exist and both are legitimate, but they price the same work differently in time.
- One-time fee: you pay the full build cost up front or in milestone payments, and own the output. Faster to exit, higher cash requirement.
- Subscription (Web-as-a-Service): the build cost is amortised into a monthly fee over a fixed 12–24 month minimum term. Common UK structures are £0–£300 upfront + £49–£199/month. The arithmetic is the risk: £119/month over a 36-month term equals £4,284 for a site you do not own.
Mathematical rule: before signing any subscription build, multiply the monthly fee by the full minimum term and add the upfront. If that total exceeds the one-time market rate for the same page count by more than 40%, you are financing, not buying.
6. Hosting
Hosting is the line item where quoted prices and delivered infrastructure diverge most sharply. A £3/month shared host and a £40/month managed host both advertise 'fast, secure hosting'.
| Tier | Monthly | Annual | Typical spec |
|---|---|---|---|
| Entry shared hosting | £3–£10 | £36–£120 | Shared CPU, 10–50GB SSD, free SSL, no guaranteed resources |
| Standard UK cloud | £10–£25 | £120–£300 | Isolated resources, UK data centre, CDN, daily backups |
| Managed WordPress / performance | £25–£100 | £300–£1,200 | Managed updates, staging, WAF, priority support |
| Enterprise cloud / VPS cluster | £200–£1,000+ | £2,400–£12,000+ | Dedicated vCPU, load balancing, SLA, DDoS mitigation |
Renewal trap: introductory hosting prices are routinely 60–80% below renewal. A £3.99/month plan commonly renews at £11.99–£17.99/month. Always ask for the renewal rate in writing, not the promotional rate.
A static, pre-rendered site (plain HTML/CSS/JS with no CMS or plugin layer) can be hosted at the bottom of this table indefinitely, because it has no database to corrupt, no plugins to patch and no PHP runtime to exploit. That architectural choice is worth more than most hosting upgrades.
7. Maintenance & Care Plans
Maintenance only exists as a meaningful cost line if the site runs a CMS, a plugin stack, or an e-commerce engine. A static site's maintenance burden is near zero; a WordPress site with 18 plugins is a subscription you did not plan for.
| Tier | Monthly | Annual | Scope typically included |
|---|---|---|---|
| Basic care | £12–£30 | £150–£360 | Core/plugin updates, weekly backups, uptime monitoring |
| Standard care | £30–£75 | £360–£900 | As above + security scanning, monthly report, 1 hour of edits |
| Agency retainer | £100–£500 | £1,200–£6,000 | As above + 2–5 hours of changes, SEO reporting, strategy calls |
Ad-hoc hourly rates in the UK run £50–£150/hour for agency work and £35–£75/hour for freelancers. A retainer is only cheaper than ad-hoc if you genuinely use the included hours; most small businesses use 20–40% of what they pay for.
8. Additional Line Items Most Quotes Omit
- Copywriting: £0.05–£0.20 per word, or £150–£400 per page. A 10-page site is 3,000–6,000 words.
- Photography / video: £150–£600 for a half-day local shoot; stock image licences £10–£30 per image.
- Technical SEO foundation: £250–£1,500 one-time (sitemap, schema, redirect map, Core Web Vitals).
- Ongoing local SEO: £300–£1,500/month — a marketing cost, not a website cost, and should never be bundled into a build quote without disclosure.
- Google Business Profile setup: free to claim directly via Google; £150–£300 where an agency does the verification and optimisation work.
- GDPR cookie banner / consent tooling: £0–£30/month for a consent management platform, or £50–£300 one-time to configure.
- Booking / CRM integrations: many have free tiers; paid tiers typically £10–£40/month per seat.
- Payment gateway: Stripe's published UK rate for standard UK-issued cards is roughly 1.5% + 20p per transaction. This is a transaction cost that scales with revenue, not a fixed website cost.
- Accessibility audit and remediation: £300–£1,500 depending on page count and depth.
- Paid plugins / apps (WordPress, Shopify, Wix): £100–£500/year across a typical stack.
9. Labour & Opportunity Cost
The largest line item on most small business websites is not invoiced at all. UK research consistently places DIY website build time at 40–120 hours for a first-time builder, including content writing, image sourcing, layout iteration and the learning curve.
To price that hour, use the ONS Annual Survey of Hours and Earnings median hourly pay as a floor (roughly £18/hour as the most recent published median for employees), and a self-employed charge-out rate of £25–£60/hour as the realistic ceiling for a tradesperson or professional services owner.
Worked example: 60 hours × £30/hour opportunity rate = £1,800 of unbilled owner labour. On a 5-page brochure site, that single hidden line item exceeds the entire visible cost of most fixed-price builds — and it recurs every time the site needs a content change.
10. Total Cost of Ownership, Modelled
The table below models a standard 5–8 page service business website in the UK across the four dominant procurement models, over 1, 3 and 5 years. Figures are ex-VAT and assume domain registration at £12/year and professional email for 2 users on an entry-tier paid plan where not included.
| Model | Upfront | Annual running | 1-yr TCO | 3-yr TCO | 5-yr TCO | Code ownership | Exit terms |
|---|---|---|---|---|---|---|---|
| DIY builder (Wix/Squarespace) | £0 | ~£754 + £1,800 hidden labour (yr 1) | ~£2,554 | ~£4,062 | ~£5,570 | No — proprietary platform | Export limited; no clean HTML/CSS |
| Solo freelancer | £1,500 | ~£540 | ~£2,040 | ~£3,120 | ~£4,200 | Yes | Full ownership; dependency on one person |
| Traditional agency | £6,000 | ~£3,000 retainer | ~£9,000 | ~£15,000 | ~£21,000 | Usually yes | Notice period; handover may be charged hourly |
| Subscription agency | £199 | ~£1,188 | ~£1,387 | ~£3,763 | ~£6,139 | No — leased | Site suspended on missed payment; domain release fee £150–£500 |
| PageQube fixed sprint | £150 | £48 hosting (from yr 2) + ~£12 domain | £150 | ~£282 | ~£342 | Yes — full HTML/CSS/JS from day 1 | No lock-in; walk away with all files |
Methodology note: the above is arithmetic, not a quality comparison. An agency build at £6,000 buys strategy, discovery, multi-stakeholder workflows and brand systems that a £150 build does not attempt. The table answers one question only: what does each procurement route cost to own over time, holding page count constant.
11. Contract Audit Checklist
- Is the domain registered in my legal name, or the agency's?
- On cancellation, is the domain released free, or is there a transfer/ransom fee (£150–£500 is common)?
- Do I receive the source files and full IP assignment on final payment?
- Is the site built on a proprietary CMS I cannot export from?
- What is the hosting renewal rate, in writing, for years 2 and 3?
- What is the minimum term, and what is the early-exit penalty?
- Are all figures quoted ex-VAT or inc-VAT? (20% changes the decision.)
- Is SSL a genuinely paid certificate, or free Let's Encrypt being resold?
- How many revision rounds are included, and what is the hourly rate beyond them?
- What happens to the site if a payment is 3 days late — warning, or suspension?
12. What PageQube Covers — Stated Plainly
PageQube is a fixed-scope sprint, not an agency. For £150 (rising to a maximum of £300 where additional pages or features are scoped), it delivers a complete custom brochure website — Home, About, Services, Contact, and Reviews or Gallery — written, designed, coded, mobile-optimised and launched within 48 hours of content receipt. That price covers the design and build fee, first-year UK cloud hosting and SSL. There is no personal labour required from the client and no subscription lock.
What is genuinely included: full design and build, per-page structure, first 12 months of UK hosting, free SSL, mobile optimisation, and unconditional ownership of all HTML, CSS, JavaScript and domain assets from day one. Hosting renews at £48/year with no minimum term. Domain registration (roughly £10–£15/year) and third-party professional email inboxes (Google Workspace, Microsoft 365, Zoho) are not included and are priced separately at cost by the provider.
What is genuinely excluded: PageQube does not build multi-tenant SaaS applications, private member portals, bespoke 3D/WebGL animation or custom web applications. These scopes are not a fit and are not quoted. The PageQubeHQ calculator enforces this boundary automatically — selecting a SaaS portal or full WebGL scope disables the PageQube option and labels it Unsupported Scope, directing the user to specialist software development agencies instead.
If your requirement is a fast, conversion-focused brochure site with clean code, full ownership and predictable costs, the arithmetic above already shows the answer. If your requirement is a bespoke application, PageQube is the wrong supplier and will tell you so.
